Lower Floors is located just upstream of Kelso, looking across to Floors Castle.

The beat offers 1.5 miles of double bank fishing with access to nine named pools offering a variety of bank, boat and wading opportunities.  Access is good with most pools within easy reach of the car and the beat is suitable for disabled anglers.  Fishing is for a maximum of four rods.

There is access to a large fishing hut with a wood burning stove and toilet facilities.

There are two boatman on the beat and three boats available.
